About VA Loans
VA loans are mortgages guaranteed by the U.S. Department of Veterans Affairs (VA). They offer significant benefits to eligible veterans, service members, and surviving spouses, including no down payment requirements and no private mortgage insurance (PMI).
VA Loan Benefits
- No Down Payment: Most borrowers can finance 100% of the home's value
- No PMI: Unlike conventional loans, VA loans don't require private mortgage insurance
- Competitive Interest Rates: VA loans typically offer lower rates than conventional loans
- Flexible Credit Requirements: VA loans are more forgiving of past credit issues
- Limited Closing Costs: VA limits what lenders can charge for closing costs
VA Funding Fee
Most VA loans require a funding fee, which helps offset the program's cost to taxpayers. The fee varies based on:
- Type of veteran (regular, reserve, disabled)
- Down payment amount
- First or subsequent use of VA loan benefit
Disabled veterans and surviving spouses receiving Dependency and Indemnity Compensation (DIC) are exempt from the funding fee.
VA Loan Eligibility
To qualify for a VA loan, you must meet one of these service requirements:
- Served 90 consecutive days of active service during wartime
- Served 181 days of active service during peacetime
- More than 6 years in the National Guard or Reserves
- Spouse of service member who died in the line of duty
